Amendment to Underground Works

As part of the ongoing project at Rayners Penn, a further amendment to the original planning permissions has been submitted under Section 73 of the Town and Country Planning Act 1990 and Section 19 of the Planning (Listed Building and Conservation Areas) Act 1990.

These amendments form part of a detailed design evolution and rationalise the underground plans previously approved for design and operational reasons. All proposed changes are below ground level and do not affect the visual appearance of the listed buildings.

The amendments include the removal of basements to the Garden Suites, the removal of the basement beneath the Orangery, and the removal of the guest tunnel between the Main House and Spa.

A slight widening of the service tunnel between the Main House and Spa is proposed to allow for soffit-mounted service distribution. The lightwell to the underground Function Room is also to be removed, meaning the Function Room will be fully enclosed.

It is also proposed that the Bistro support kitchen basement is pulled back, reducing the extent of underpinning towards the base of the Clock Tower. A new bakery and reconfigured plant room are proposed beneath the footprint of the former 1960s school accommodation, located to the south of the Rayners House Extension and away from the historic garden buildings.

Within the spa, an additional underground zone is proposed for pool plant, alongside an elongated lightwell to provide access-to-atmosphere.

As these amendments relate solely to below-ground works, there is no increase in guest numbers or anticipated traffic levels. There is also no impact on the previously approved noise assessment.
