As a reminder, in October 2024, Buckinghamshire Council granted planning permission and listed building consent to develop the Rayners project.
Since then, the design team, including a new interior designer and spa consultant, have been reviewing the scheme and a number of modest amendments are proposed to enhance the design and operational efficiency of the approved scheme.
We have therefore submitted a further application to Buckinghamshire Council to seek approval for these amendments (known as a Section 73 application).

It’s important to emphasise that the proposed amendments do not change the overarching description of the development or the anticipated number of visitors and vehicle movements, when the project is operational.
The addendum to the Noise Assessment which accompanies the application confirms that the proposed amendments do not result in any changes to the conclusions of the original assessment and, in line with the conditions on the original permission, a Noise Management Plan will be submitted to the Council for approval prior to the opening of the hotel.
